Roof rejuvenation in Eagle Mountain
The highest, most exposed city we serve — and one of the youngest.
The highest, most exposed city we serve — and one of the youngest. Eagle Mountain incorporated in 1996 and has added more than 14,000 residents since 2020 alone. Like Saratoga Springs, its housing stock is young and tightly clustered in age: the bulk of it went up between the mid-2000s and now. The homes from that first wave of building are now eighteen to twenty years old. They're the reason we cover this city.
What we see in Eagle Mountain: elevation and exposure. At roughly 4,900 feet, Eagle Mountain sits higher than anywhere else on our list, and UV intensity climbs with altitude. Combine that with open terrain, minimal tree cover, and steady wind off the west desert, and you get roofs that age faster than their build year would suggest anywhere else in the county. We've assessed fifteen-year-old roofs here that looked like twenty-year-old roofs in Orem. That's not a sales line — it's a consequence of where the city sits. It also means catching them early matters more here than most places.
Only an assessment tells you about your roof. It's free, it takes about twenty minutes, and roughly a third of the time our answer is that rejuvenation isn't the right call.
How we arrive at these numbers
Nobody publishes roof-condition data by city, so anything claiming a precise count is guessing. What we do instead is straightforward: we start from Census housing counts and the era in which each city was built, then estimate how much of that stock falls in the six-to-eighteen-year window where rejuvenation applies. The roof-life figures above are typical ranges for asphalt shingles in Utah's high-UV, freeze–thaw climate — shorter than the number printed on the shingle wrapper, which is written against milder national averages. They're a guide to what we generally see, not a measurement of your roof.
