Roof rejuvenation in Lehi
If one city in Utah County was built for this service, it's Lehi.
If one city in Utah County was built for this service, it's Lehi. Lehi grew from a farm town into one of the fastest-growing large cities in the country, and almost all of that happened after 2000. The population went from roughly 75,900 in 2020 to more than 90,000 by 2024, and the decade before that was faster still.
Here's why that matters for your roof. A home built in 2008 has a roof that's eighteen years old. A home built in 2013 has one that's thirteen. Those are precisely the ages where rejuvenation delivers the most value — old enough that meaningful oil loss has happened, young enough that the shingle still bends instead of breaking. Lehi has tens of thousands of homes in that bracket simultaneously, because they were built simultaneously. Whole subdivisions are coming due at once.
What we see in Lehi: tract subdivisions where every roof went on the same month with the same shingle from the same lot. When we assess one home in a development, the answer usually generalises to the street — which is why our Lehi work often comes in clusters after one neighbour hires us. Elevation is about 4,500 feet, with the newer development on the west side sitting more exposed and windier than the older parts of town.
How we arrive at these numbers
Nobody publishes roof-condition data by city, so anything claiming a precise count is guessing. What we do instead is straightforward: we start from Census housing counts and the era in which each city was built, then estimate how much of that stock falls in the six-to-eighteen-year window where rejuvenation applies. The roof-life figures above are typical ranges for asphalt shingles in Utah's high-UV, freeze–thaw climate — shorter than the number printed on the shingle wrapper, which is written against milder national averages. They're a guide to what we generally see, not a measurement of your roof.
Only an assessment tells you about your roof. It's free, it takes about twenty minutes, and roughly a third of the time our answer is that rejuvenation isn't the right call.
